Graham SDRD: application for Zoning Bylaw Amendment

On Monday September 8 there is a Public Planning meeting concerning an application for  Zoning By-law Amendment at 962 Graham Sideroad. The owner is proposing a severance of the subject property, for the purposes of creating one additional lot and the construction of a proposed single detached dwelling.

As reviewed in the report the property is in in a settlement designated as a hamlet. For there to be a severance, such as is being requested, there is a need to “ensure compatibility with the surrounding community in the context of use of land, buildings and structure size, area, density, and height.”  From my reading of the report I think the critical issue is whether there is a rationale for creating a new lot which is only .39 hectares whereas the current lot is 2.98 ha. To assess a rationale I think we will need to have information about the surrounding communities which I anticipate will be included in the future and final report. Council does not make a decision at a public planning meeting as the purpose of the meeting is to receive comments and hear questions from the public.
