Keele/Clearview Development Proposal

Wednesday, March 8 from 6-8PM there is a information session hosted by a developer with property on east side of Keele at corner of Clearview Crescent in King City.  This is an opportunity for the public to learn about the application and ask questions, make comments directly with the developers and/or their agent.  This is NOT the the statutory public meeting which is chaired by the Mayor in Council; this meeting will be held later and  will be advertised in local paper.  The March 8th meeting is at the King City Arena, 2nd floor in the Lions’ Den.     This proposal is of significant interest as a resident of King City who participated in the creation of the KC community plan many years ago, and now observes how the plan is being interpreted and applied in recent years.

    There is a clear need for a variety of forms of housing, including smaller-scaled units in the core area of King City and along the main corridors. This project appears to move in this direction, however, there are important details to learn about the size of the proposed units.

    I believe 3 stories should be the maximum height to better compliment adjacent homes and to retain the “village-scale” streetscape.

    Immediately to the east and north of this proposed development is a well-established neighbourhood-subdivsion where densities are app. 5 to 6 units per hectare. While this proposal fronts on Keele Street, 106 units per hectare is a very dramatic contrast to the adjacent subdivsion and to homes fronting on Keele St.

    I believe medium density at the maximum density specified in the community plan should be maintained. The increase in density proposed by the applicant is far more appropriate in a more urbanized setting than King City.

    Bruce is totally on the ball with the dramatic contrast in density for the proposed development.

    Furthermore, this density of “stacked” housing will attract overtime lower income to the community. The development might look new and nice when first developed, but overtime it will turn into more of a project housing.

    Stacked housing are more for urbanized area. It is prefer we build luxury townhomes instead to align with the community and the custom homes in the established neighbourhoods. It will bring more value to the community and to residences and future businesses to King City, which will lead to more revenue for the City.

    I hope this project does not go through with stacked housing, but more so luxury townhomes instead.

      I encourage you to provide your feedback at the upcoming Public Meeting; you can either attend and make a deputation OR you can submit comments in writing to the Clerk (kmoyle@king.ca). The meeting has not been scheduled yet but per comments expressed last evening at the public information event, it will be in April or May. Timing will be published in local paper; and I will do a post on this blog.
