Keele/Clearview Development: Public Meeting

May 7, 2017 | Developments | 2 comments

Public meeting for a development on Keele at Clearview is being held at Council on May 8th.  In early March the developer hosted a open house with objective of giving community insight into their plans and to hear feedback.  The May 8th meeting is the statutory public meeting required by the Planning Act.  This is the opportunity for public to identify issues & concerns; ultimately if/when there is a report from Staff recommending that the development should proceed, all issues will need to be addressed.  Here is the public meeting report.  Frankly I am disappointed that the developer seems to have ignored all feedback given at its open house n March.

For me there are several significant challenges with the application as presented today.  I do agree that this location is appropriate for intensification; but the proposed 109 units/hectare is too much.  Our village design guidelines call for max. 3 stories; there is nothing here to indicate that there should be an exception in this case (i.e. to allow 4).  The architecture misses the mark.  I do not advocate for mimicing heritage/historic styles; and indeed King’s traditional streetscapes are not of one style.  But, the proposed architecture is totally out of step.

Does this mean they are going ahead with the developers plan despite all the feedback and concerns we had with this development?

So glad you asked this so that I can clarify…..the developer has not received approval. As indicated in the Staff report there are still Agencies whose feedback has not been received. Plus, I doubt that any council member would approve the application as presented given i) the issues/concerns that many council members identified; ii) the strong sentiment expressed by the Community. In the future Staff will bring back to Council a report which I anticipate will include a significantly modified proposal. I believe fall 2017 is the earliest that this could happen; but it could easily be well into 2018 before we see anything.
