Mansions of King

On June 2nd Council agenda there is a report regarding the development referred to as Mansions of King (north of king Rd./east of Jane St.)  The property owner has made an application to  revise the draft approved plan of subdivision and to make a zoning bylaw amendment. This development has been very slow in coming to fruition: the original application dates back to 2016;  then the Ontario land tribunal (OLT) approved the original draft plan of subdivision and related official plan and zoning bylaw amendments in 2020; in May 2025 Council approved a three-year extension for executing the draft plan of subdivision.

As reviewed in the report there are many changes being proposed.  But, it continues to be a residential subdivision with single detached homes; but, rather than an apartment building for medium density town houses are now being proposed. Total number of units is 111 (65 single detached and 46 town houses. The Ontario Land Tribunal (OLT) approved 181 units; the property owner is maintaining the option to build an apartment building later but at this point it is not included in the draft plan.

I have questions about the zoning bylaw amendments requested.

  • First there is the request to revise definitions for lot coverage and established grade. Revising definitions when you are also asking for permission to not meet the current standards makes me nervous.
  • There is a request to increase lot coverage up to 49% as opposed to the current 40. I have recollection that in the early days of this application I expressed concern about 40% as there is a need to absorb the rain and the drainage from the properties at higher elevations around these new lots. I presume there is an assumption about each property lot having LID measures; my question is how does the municipality ensure that those LID measures are respected and maintained by future property owners.
  • The requested increase in heights in each zone is concerning.

As this is the statutory public meeting Council will not be making a decision on June 2nd. As indicated in the report it is the staff recommendation that this be referred back to staff in order to complete their assessment and to take into account public comments.

    Now that a 84 metre monstrosity has been erected directly across from this subdivision, why should there be an objection to townhouses let alone an apartment/condo. I hardly think “Mansions of King” is an appropriate description of what is about to unfold at this corner. A long time ago the Township was concerned about water supply. Today it appears to be a mute issue but I to am in favour of permeated ground cover as when it does rain, it does pour. And, water needs to find a place to go.

    We refer to the subdivision as “starter castles”. Our main concern is the issue of water. Are these properties on wells and septic systems? If so, could they deplete the acquifer? Adding more homes and town houses would acerbate the problem. Or are they on town water? Perhaps someone could enlighten me as to this concern.

      Hello Jacqui…..your concern is very valid. This subdivision,as is case for any new one within urban boundaries of King City,are on municipal services for both water and sewers.
