NE Landowners Draft Plan of Subdivision

At the September 23  Council meeting there is a large report from Staff recommending approval of the draft plans of subdivision be approved subject to identified detailed conditions.  This development in the north east quadrant of King City is complex given its size and the participation of 7 landowners. I have several questions including how to incorporate a higher level of “sensitivity” to our recent recognition of the urgency to respond to carbon induced climate change.

For each of the 7 there is a plan with conditions; and all 7 plans are integrated through the FSDAS (functional servicing/development area study). The FSDAS plan includes 3 parks (2 neighbourhood/1 community), 1 school block, trails, multi-use path and residential units (910 single detached/84 towns/77 lifestyle). Population in this total development is estimated at 1,029.   I have made posts on this development for the past 3 years at various stages.     Just a question but population estimates make no sense 910+84+77 =1071? 2.3 persons per household stats Canada number. Population 2463 minImum. This place s a serious difference. Traffic roads etc. Many of the homes in new developments have 2-3 cars we are talking thousands of new vehicles on the road. Keele and 15th are only 2 lane. As it is now Keele is often back up from king rd to 15th how is thousands of more people and cars going to help without upgrades to road infrastructure this is way too much at one time for king city

      Hi Mike, I agree…it is a very large development for KC. I encourage you to look at the traffic report/analysis which have been done. I don’t have time to pull them up and look at. You could also call the Planner. One thing to keep in mind is that this is not going to happen tomorrow. Each of the separate developments has well over 40 conditions which all need to be completed/assessed before any work commences. Having said that I am going to ask about phasing once conditions are fulfilled.
