November 7th Council agenda includes a statutory public meeting for an application to create a subdivision on the east side of Hwy 27 south of King Rd on the lands currently referred to as Boynton. As reviewed in the report the application includes build 429 single detached homes of varying sizes which will account for 38.5 % of the site; the remaining area includes a small employment block (7.6%) with the remainder being future development and the streets, storm water ponds, heritage buffers etc. My major concern with the application is the proposal for single detached homes. Our Official Plan designates the area as “neighbourhood” which includes single detached, semis, town houses, low rise apartments. I believe Nobleton lacks different formats of houses; more sprawl is not needed.
At the October 18 public information session I heard two isssues of concern which interest me. I) The interface with the existing property owners to the east; as proposed there will be 2-4 new lots backing onto one current lot; and 2) the disregard for a existing row of mature trees at the eastern boundary.
This is the statutory public meeting of which the purpose is to hear and receive comments from public. No decision will be made.
