On June 3rd there is a Council Public Planning meeting in order to hear applications regarding plans for two properties on the Lloydtown Aurora Rd. in the hamlet of Kettleby. Specifically it is for the properties where Priestly Demolition is currently located. In order to implement their plans for expansion they have made applications for amendments to both the Official Plan and to the Zoning Bylaw. There was an open house in April when public was able to learn about project and ask questions. As identified in the report there are 9 “matters” under review which will need to be addressed before the applications are approved:
- Building height and massing impacts
- Building design and interface with Lloydtown Aurora Road
- Building setbacks and landscape buffers
- Outdoor storage and screening
- Compatibility with adjacent properties
- Appropriateness of site-specific zone provisions
- Environmental impact
- Site capacity to address stormwater
- Site capacity to address private water and wastewater requirements
Many of these mattes are technical and I look forward to hearing the assessments. Others such as compatibility with adjacent properties are less technical but are important as there is a school on one side and a church on the other; and across the street there are houses. As this is a Public Planning meeting there will be no decisions except to receive the report and direct back to Staff to complete their review. This is the time for members of public to ask questions and raise concerns so that Staff can include in their review.
