On Monday September 8 there is a Public Planning meeting concerning an application to enable creation of a new lot on Snowberry Lane on King City. There are multiple steps to achieve this: a boundary adjustment, a severance and a zoning bylaw amendment with site specific provisions for lot frontage and lot size. To see the report and all the attachments (including a proposed site plan) go to the agenda and scroll to 7.2.
This application is complex for a person, who is not well versed in planning, to understand the site specific provisions being requested. As identified in the report this property is covered under our official plan, Our King. Specifically the village site specific policy area (V-SSPA-5) which addresses the possibility of new lot creation. If the staff presentation at Council does not provide review of the interconnectedness of the OP and the Zoning Bylaw I will ask for such. (The above link takes you to the Official Plan; to read the site specific policy go to 184/332.)
As indicated in the staff report lands behind two of the properties are to be rezoned to an Environmental Protection Zone (EPZ) as they fall within a minimum vegetation protection zone. I will be asking for clarification about the implications of this.
Council does not make a decision at a public planning meeting as the purpose of the meeting is to receive comments and hear questions from the public. As indicated in the notice registration for deputations need to be made by noon on September 8th; send requests for such to clerks@king.ca.j
