On December 11th council agenda there is staff report recommending draft approval of the draft plan of subdivision immediately west of the King City library/north side of King Rd. This site includes the lots previously identified as 1986, 2000, and 2008 King Rd.; and as reviewed in the report there have been applications for various amendments by two different developers in the last few years but it is now consolidated into one project owned by Fifth Avenue Homes. The proposal is for 26 freehold common element condominiums arranged in four blocks. All of the town houses will be accessed on one private condominium road which will intersect with King Blvd. I think this kind of housing format and the proposed density is very appropriate. My only concern is that there is no insight as to how the buildings will be constructed in terms of energy efficiency/conservation and emissions. At this stage we do not have green building standards to which we can demand compliance; neither can we control exterior design.
Seeing these kinds of proposals reinforces the importance that we make progress on advancing the project to expand the revised Green Development Standards program to all buildings. Until those new standards, ThinKING Green: Development Standards, are in place all we can do is advocate to the proponent that they should not be building units which will require expensive retrofits by future owners who are concerned about the cost of heating and cooling their homes and greenhouse gas emissions.
