ZBA for 24 Banner Lane

On February 9 council agenda there is a staff report recommending approval of a zoning bylaw amendment to enable development of 24 Banner Lane in King City.  The  proposal is to build a four storey residential apartment condominium with 16 units.  There are many aspects of this proposal which is very appealing as I identify below.To access all the appendices go to council agenda and scroll down to 8.2.

  • There is not a parking deficiency.  And all the parking is underground which means that valuable land is not being turned into a parking lot and it will not be visible.
  • There is attention to the presentation to the street.  In addition to no parked cars being visible the bicycle racks will be inside.
  • A mix of unit sizes (1,2,and 3 bedroom) which will represent a good increase in diversity of housing options.
  • There are a couple green building features including a high reflective roof top (high albedo finish) and a green roof.
  • I find the architecture and the facade materials to be attractive and it fits well on the street.

It’s unfortunate that the proponent is not prepared to offer any units meeting the affordability criteria. But I do believe that the proposal does it expand the range of housing options in a meaningful
