On December 8 Council agenda there Is a staff report for a Zoning Bylaw to facilitate development of lands on Dew Street with 32 three storey townhouse units. The lands currently have single detached dwellings as permitted in that zone; the amendment maintains the lands as being residential but amended to be zoned as townhouse (R3). 27 of the units are in four blocks which open out to a private condominium road; the remaining block with 5 units obtains access from Dew Street. Municipal services of wastewater and water will be provided by the municipality but services, including garbage disposal and snow removal, will be provided privately. All the units will be equipped with automatic fire sprinkler protection system to address the issue that water flows to the site are not adequate to meet the firefighting requirements. With the automatic protection system fire flow requirements are reduced and the water main would be able to supply the required flow.
