On April 7 the agenda for the public planning meeting includes an application from Fandor Homes to develop 9 hectares on the southeast corner of the 15th sideroad/ Keele St. The application is for a zoning bylaw amendment and a draft plan of subdivision to facilitate a development consisting of 26 single detached lots and 64 townhouse lots for a total of 90 dwelling units. As reviewed in the report there are a number of natural heritage features on the site. These features where reviewed in great detail in the developer hosted open house on April 2nd. I need to make the comment that the environmental review presented was the most exhaustive and detailed that I have ever heard. I don’t know for sure if this same review will be presented at the Council meeting but I anticipate that it will be and accordingly I urge you to watch this council meeting as I think you will find it very informative.

It appears there is a gross contradiction about 15th Sideroad/Bloomington future uses. Residential development on the south side was years in the making. The institutional development Zancor Centre, Seneca College & Mary Lake) on the north side appeared somewhat spontaneously alongside several residential developments but not surprisingly. However, the most recent development to consider the 15th as a by-pass is concerning. The need to take the pressure off of King Road is obvious to anyone who uses King Road. However, I am sure those potential home buyers ( $2 Million per unit) on the 15th do not know the 15th is being contemplated as a by-pass specifically for trucks. There is also the long standing estate residential community of Kingscross Estates that would not appreciate traffic using the community boundaries from both the east and west to access Highway 400. I do know we need a by-pass but quite honestly believe not to long ago it was to be King-Vaughan Road. I am curious as to WHY a new route is being proposed at this time?
