Fandor at Keele and 15th SDRD

On June 1 Council agenda there is a report recommending approval of applications for Zoning Bylaw Amendment and Draft Plan of Subdivision approval for the property south of 15th sideroad and east of Keel St. by Fandor Homes. These applications are to enable development of 90 residential units including 26 single detached dwellings and 64 townhouse units.  The development includes a storm water management block and two natural heritage system blocks; the latter consumes 42.49% of the site.    As reviewed there are preconditions which need to be satisfied to enable building permits.

To see the report and all of the attachments go to the Council agenda and scroll down to 12.11  In addition to the report itself I would suggest looking at attachment 5 which is the proposed development.  Having talked to Staff I can offer some help in understanding the plan as showing on Attachment 5.I know that

  • On the southeast there is a “circle” In orange/brown; this is where the storm water pond SWMP will be .
  • above the SWMP there is a “pyramid” outlined in blue where the “new” wetlands will be relocated which shows that they will be connecting with the established provincially significant ones that are already there;
  • the small wetlands and swamps to be moved are south of the 15th in green and have a label beginning with a C or an M.

I know that moving a wetland or a swamp does not truly recreate what was in the original.  Having said that I am supportive of this approval as I belive overall the natural heritage is being respected and protected.
