Hwy 27 and Wellington st. Development

At the September 23rd Council there is a recommendation to approve  the zoning bylaw amendment application and it’s implementing bylaw  for the development including several properties on Hwy. 27 and at 15 Wellington St. The application proposes a development of a 160 unit mixed-use building with a maximum height of six stories; the ground floor will have commercial space and various sized residential units.  I remember well the public meeting in December 2022; from my review of the current plan concerns raised at that public meeting have been addressed.

I think it is very positive that there is a range of unit sizes including 17 3 bedroom suites. It is remarkable to read that design includes conserving one of the heritage  houses on Hwy. 27 and incorporating it into the plan. I think it’s great that even though the house does not merit designation the proponent determined to include it into his development. I think having it on the Wellington St. access as part of the amenity offerings is a very creative idea. And I’m very pleased to see the intent to have an MOU between the Township and the developer with the objective of ensuring that the building does not deteriorate while it is not in its final location. Finally it is very satisfying to read that the developer has intent to provide some affordable housing; specifically “a minimum of 25% of units in the proposed development will be designed to address the affordable housing requirements, either by way of sale price
or rental.”
