King City Corporate Centre: revised proposal

As a result of OMB led mediation there has been a significant change to the application from King City Corporate Centre for the development of their lands on SE corner of Jane/King Road. Council unanimously turned down the original application in Nov. 19,2012 as it was in serious conflict with the King City Community Plan. As reviewed in great detail in the Staff Report for the December 12, 2013, Staff believes that the proposal is now in conformity and are seeking Council direction. You can read the report here.

The 1st decision by Council to refuse the application was largely based on the proposal by KCCC to convert a large portion of the site 156,000 sq.ft (7.3 ha., 18.7 acres) to commercial/retail (as opposed to being developed as employment lands); one specific component of that would be a large grocery/supermarket store. Such conversion is simply a poor choice as we need employment lands and also it would have been entirely inappropriate for King City because of its size.

Features of the the mediated proposal include 40,000 sq ft (2 ha.,5 acres) being assigned for ancilliary commercial uses, no large grocery/supermarket, restrictions on the range of commercial/retail uses. Also the mediated proposal includes strict phasing in of the ancilliary/commercial uses; specifically it is tied to building and use of employment buildings.

There is much more to the KCCC proposal than the issue of commercial/retail uses. On the east side of the property KCCC has proposed institutional buildings, specifically assisted living. At this stage that portion of the application is not being re-assessed; it will be done later.
