Mansions of King Extension

On May 12th Council agenda there is a staff report recommending extension to draft approval of Mansions of King. As reviewed in the report the landowner has requested to extend the draft plan approval for a period of three years which would take it to May 12, 2028.  As noted in the report the landowner is  submitting revisions to the draft plan; to enable appropriate review of those revisions an extension is required. I will be asking why such a lengthy extension is being recommended.

    Debbie, this is a good question. Three years does seem like a very long time to complete a review.
    I’m wondering if the current real estate market and economic uncertainties are factors. In my view, what a great opportunity to rethink the whole concept and vision for Mansions of King …….. to create housing that is truly needed and is much more attainable for a far greater portion of society. Shift the vision to much smaller units, (include duplexes, triplexes and four-plexes), and build more efficiently and cost-effectively with modular construction. The number of residential units could then be increased (providing more housing for more people) and the units clustered in a way that is tailored to the environmental constraints of this site, rather than the typical shoe box lot subdivision in straight rows. Likely more natural features could be preserved and the land have less grading.

      Hi Bruce, I anticipate that my query about why three years will lead to understanding about factors other than the zoning bylaw amendment being the reason. All the very wonderful ideas you have talked about being possibly implemented should have been raised much earlier in the process and in fact many of them were raised as possibilities. It is far too late.
