Mary Lake Estates —timing correction

Earlier I published a post summarizing the OMB settlement for the Mary Lake Estates Development application.  I provided incorrect or at least incomplete information about the timing for the development to occur. 

Physical work on the site could take place before the 167 draft conditions are cleared.  The applicant could apply for an earthworks permit and pre-servicing agreement in advance of registration provided that the engineering design is advanced sufficiently. In addition to consideration of engineering design, Township would also identify securities required prior to earth work commencing.  (This process has been used in other developments.)  Alternatively, the developer waits until all conditions are completed, then registers the subdivision and then commences physical work.
