Subdivision Agreement: features for current residents

Another milestone for the Valley King development in King City: specifically the subdivision agreement was approved at the May 28 Committee of Whole.  The agreement includes several notable features:  street lighting which is both LED and dark sky compliant, a traffic light at the new intersection of King Rd. and Burns, and traffic monitoring.

This is the second subdivision in King City to be built with LED lights; I reported in March that King Station (immediately adjacent to Valley King) would have same.   This lighting delivers significant ongoing operational and maintenance cost savings to King of minimum 50%.  Dark sky lighting is the way to reduce light pollution.  Compared to traditional fixtures this lighting costs about 4X and is being borne by the developer.

Current residents have voiced concerns about traffic associated with this new subdivision with 139 detached houses and 42 town houses. The concerns are about the difficulty of safe entrance and egress at the new intersection of Burns and King Road as there were no plans for a traffic light.  And because of the perceived danger of the latter or simply the inefficiency of such there are concerns about people using other current residential streets to avoid that intersection.  The developer is funding the traffic light and York Region has agreed with its necessity.

And, to further respond to the concern about increased traffic on current streets, specifically Burns and Collard, developer is monitoring traffic and will prepare a traffic impact study with the objective of either proving or disproving the projections of the original traffic report.  If the traffic exceeds the original the developer will be responsible for providing mitigation measures such as signage, traffic calming, radar boards etc.  Financial securities provided to the Township until the assumption of the subdivision include $100,000 for traffic mitigation.
