On June 1 Council agenda there is a report recommending approval of a zoning bylaw amendment and draft plan approval for the property where Somerville and Alpha Lumbar is located (13130 and 13176 Dufferin St.) The approvals are required to develop 353 residential units in multiple housing formats including 2 5 storey condominium apartments on Dufferin. As reviewed in the report some of the property has class 4 designation to address potential noise issues. One of the on going concerns identified by residents is what is going to happen with the existing acoustic fence: will it be retained or replaced with a similar structure. As indicated this is still not resolved but I am satisfied to read that any changes to the acoustic fence will be done in consultation with the residents in the area who have been very active on this topic to date. Appendix 5 is it good map showing the acoustic fence.

The Zancor development on 15th was approved about 10 years ago. Lovely…but huge, costly homes.
With what municipalities know now about environmental needs and affordable housing needs (not social/subsidized housing), can the township not put pressure/encouragement on this new build to meet these needs somewhat .
Things need to be done differently to get the change we need.
