Wrong Place for Worthwhile Concept

There is a proposal to build an adult lifestyle condominium community on lands south of King Road and west of Mill Road (which is between 7th and 8th concessions.)  As the proponent has already taken it to the OMB Council is being asked to establish its position on the matter at the Committee of Whole on April 22nd.  Staff’s report (which you can read here) is thorough and comprehensive detailing why this application should not be approved. 

I am totally supportive of Staff recommendation.  The proposal violates virtually every planning tool in place.  A few examples:

  • The lands included in the application are located within the “natural heritage system” and “protected countryside” under the Greenbelt Plan.  Furthermore, they are considered prime agriculture lands.
  • The proposal is not in conformity to York Region Official Plan (2010) as the proposed use are not allowed in “agricultural area.” and very importantly even if the area were a hamlet as the proponent argues, the proposed use is not allowed in a “hamlet.”
  • Lands included in the application contain significant wetlands and a tributary of the Humber River; it is subject to flooding during a Regional Storm Flood Event.

There is no question the concept painted by the proponent as to what they want to create is attractive…and in fact is very much needed.  This is simply the wrong place!

    Hi Debbie.

    This proposal demonstrates that people’s memories are short. Several homes and cottages in this area were destroyed by the flooding of the Humber River when Hurricane Hazel hit in the early 1950’s. This resulted in the area being deemed as a flood zone. This is an absolutely beautiful natural area and it needs to be protected. I agree with your comments and the recommendations made by Township staff members.

      Yes, I have heard that Hurricane Hazel hit hard in this area. You will be pleased to learn that Council voted unanimously to accept the Staff recommendation to reject the application.
